every month when you receive them to your email

3 calls; from there put them on a drip campaign within your CRM that
includes one text and call per week as well as consistent automated
emails that provide actual value to the homeowner

Thought Tracks
We prefer not to do scripts as we want to make it your own but some
good thought tracks to script around are as follows (remember – this
is not a hard sell client; we are trying to help them):
Start the conversation with letting them know you have a client who
loves their house, neighborhood, or school district, etc – and that you
have a cash offer which can close in as little as 2 weeks
Congratulate them on the amount of equity they have built in there
home and that they have interested buyers
Suggest you deliver the cash offer in soft copy or hard copy in person
and ask what is best; build a relationship then if they want to list
traditional way totally fine for you
Best not to mention the homeowner being in distress on the initial
conversation; they know they are in trouble and so do you but, let
them tell you – both parties are well aware of the financial situation
already
“(Name of lead), this is (name of agent), I have some clients of mine who love your neighborhood/ school district and I’m calling everyone in there I can so I can find them a home…I don’t know if you are interested but I do an all cash offer program where we close in as little as 2 weeks and I wanted to see if you had a few minutes this afternoon where I could swing by and see if you’d entertain the idea?”
”My Client wants to Buy your house! May I send you over an offer today? The great news is it is a Cash Offer, which means a quick close!”
”I am dropping by an offer today for your Home, I have a client who has asked me to reach out to your neighborhood specifically to find a property.”
Don’t be afraid of them asking why your calling or how you know this
info – you make these offers to everyone in their neighborhood
because that’s what you do for a living and work with the best banks/
credit bureau partners across the country; you are just trying to help
